Repair versus remodel
Have you been putting off a home repair? It makes sense to keep your
home well maintained. By taking care of small problems while they are
still small you can eliminate the need for larger expensive repairs.
Problems that are ignored are likely to cultivate additional problems.
For example, in the Northwest, a common thing like a mossy roof can lead
to leaks, dry rot, interior water damage, and even termites or other
pest problems.
Is there already damage or a problem to be repaired? How do you
decide whether to repair what was there or to improve with remodeling?
If you repair, you’ll maintain the value, but it is unlikely to add
value to your home. On the other hand, a major upgrade will almost
certainly add new value.
Use this formula to help make a decision. The cost of the upgrade
minus the cost of the repair equals adjusted upgrade cost. If there’s an
insurance claim, you can also deduct those monies from the cost. Because
of the increased value to your home compared to the adjusted upgrade
cost, it almost always makes sense to go with an upgrade instead of the
repair.
Now that you’ve decided to make changes, what’s next?
First, you’ll need to do a little research and learning about what works
or doesn’t work for you.
- Stop by the local library and check out some magazines and books
about your particular remodel project (kitchen, bath, deck, garage,
addition, home office, and more). There are magazines dedicated to
most every room or project you can imagine. Spend time looking
through them and marking or copying rooms or elements of a
particular remodel that appeals to you.
- Attend a remodeling or home show or tour in your area. In
Central Florida, there are multiple shows each year and several
remodeled or new home tours. These are great resources for seeing
new products, current trends, and talking to professionals. Make
sure you take notes about what you really like or dislike.
- Take an afternoon and visit some open houses. I recommend
bringing along a camera and capturing layouts, features, and
finishing that you would like in your home.
- Call a few local Architects and make an appointment to go over
your ideas. You will need some drawings to get an accurate estimate
from contractors and for the permit process.
